What the $400 covers — and what it doesn’t
This is a deliberately limited service, and the price reflects that. We think you should know exactly where the line is before you hire us, not after.
What we do
- Prepare your Florida purchase contract (FR/BAR) and standard addendums from the terms you and your buyer agreed
- Present every written offer and counteroffer to you
- Send executed documents to the closing agent and lender
- Give you a written summary of your contract dates
- Act as your transaction broker through closing
What we don’t do
- Advise you on price, or give you a market analysis
- Advise on the property’s condition, repairs, or insurability
- Negotiate for you, or tell you whether to accept an offer
- Market the home, list it on the MLS, or hold showings
- Fill out your property disclosures, or verify what’s on them
- Give legal or tax advice
How it works
Tell us about the deal
Property address, who’s buying, the price and terms you already agreed to, and your target closing date.
Sign the engagement
We send everything through dotloop for electronic signature. Takes a few minutes and every signature is time-stamped.
We prepare the contract
Your FR/BAR contract and addendums, filled in from the terms you gave us, sent to you and your buyer to review and sign.
Through to closing
We deliver documents to the closing agent and lender and keep the file moving. Our fee comes out at closing.

Do I have to list my house to use this?
No. This service exists for sellers who already found their own buyer. Nothing goes on the MLS, no sign goes in the yard, and you keep your home off the market entirely. If you’d rather have it marketed, that’s a listing — talk to us about that instead.
Is $400 really the whole cost?
It’s our entire fee for this service. You’ll still have normal closing costs — title insurance, closing fee, recording, taxes, prorations — which are paid to the closing agent, not to us.
When do I pay?
At closing, out of your proceeds. If the deal falls apart, the agreement spells out exactly what happens.
Can my buyer split the fee with me?
Yes, that’s common. Legally the fee is the seller’s obligation and the buyer contributes toward it — the paperwork reflects that, and it shows on the closing statement so nobody is surprised.
Do you represent my buyer too?
No. We work for the seller as a transaction broker, and the buyer signs an acknowledgment confirming they understand that and aren’t relying on us for advice. Buyers are always free to bring their own agent or attorney.
Can you tell me if my price is right?
No — that’s the main thing this service doesn’t include, and it’s why it costs $400 instead of a commission. If you want pricing help, ask us about a listing.
Do I need a lawyer?
We recommend it, in writing, to both sides. Florida doesn’t require one for a residential sale, but a real estate attorney reviewing your contract is inexpensive relative to what’s at stake, and we’d rather you had one.
What if my buyer needs a mortgage?
That’s fine. We’ll get the executed contract to their lender and to the closing agent, and the contract will carry the standard financing timeline.
