How this Florida property tax estimate works

Florida property tax is calculated as taxable value × millage rate, where millage is expressed in dollars per $1,000 of value. This estimator applies your selected county's approximate average millage to your purchase price (a reasonable proxy for a new buyer's assessed value, since Florida generally reassesses toward market value after a sale). If you'll live in the home, the homestead exemption can reduce taxable value by up to $50,000, so we subtract that when the homestead box is checked.

Because actual millage varies by municipality and special taxing districts — and because your first-year bill may still reflect the prior owner's value — treat this as a planning estimate. When you're ready to buy or sell, a Divito Real Estate agent can pull exact numbers for a specific address.

Frequently asked questions

Will my taxes change after I buy? Often yes — Florida typically reassesses a property toward market value on the January 1 after a sale, so your taxes may be based closer to what you paid than the previous owner's capped value.

What is homestead? Florida homestead reduces the taxable value of your primary residence by up to $50,000 and caps annual assessment increases (Save Our Homes). This tool applies an approximate $50,000 reduction when selected.
